I am a single father (PR) with a 9-year old boy. My son is Singapore citizen. We don’t have any property now. Can we together buy a resale 5-room HDB? If can, can we put myself as owner and my son as occupier? And will this have affect for him to buy his BTO when he grows up? Thanks

Good evening s,

I had assisted single SPR father to purchase a resale HDB with his SC son.

Quick check, do you have your son's legal care, custody and control?

If yes, you will be able to purchase a resale HDB with him as essential occupier (SC). But do take note with this arrangement, you will have to bear 5% ABSD as SPR owner.

Your son as a non owner will still be eligible to apply for BTO in future but if you have to become SC in order to hold on to your existing house if his name is being removed. Single SPR is not eligible to own a HDB hope you understand.

Hi Sir,

If you have the legal custody and care and control of your son, you will be eligible to purchase a resale HDB flat with him under Public Scheme.

As your son is below age 21, he cannot be the co-owner of the flat. He will be the essential occupier of the flat. With this arrangement, there is no impact for him to apply for a BTO in the future.

However, should he get a BTO in the future, and that you remain as a SPR, you will need to sell off the flat latest within 6 months upon the TOP of his BTO flat. You need not sell the flat if you convert to a Singapore Citizen.

Do take note that ABSD of 5% applies for SPR purchase first residential property in Singapore.

Yes a SPR father may purchase a HDB resale together with child (SC or PR) under his care and custody. An additonal 5% ABSD applies in this case. Should he grow up and you have not obtained a citizenship by then, you could no longer hold on to the flat (have to sell it off) should your son decide to purchase a HDB on his own BTO or resale. However your son will still be deemed as a first timer and eligible for first timer grants and benefit should he purchase a HDB with his future spouse in the future. However if you have become a Singapore Citizen by then, you are allowed to hold on to the HDB as a single. I am specialised in HDB transactions. Hi,

1) You may do so if you have legal care and custody of your son under the Public Scheme. This is for widowed/divorced cases only.
2) You are not eligible to do so if you and your spouse are only separated.
3) Your son will be automatically listed as an essential occupier when you insert him in as an occupier.
4) This does not affect him in the future to apply for BTO. He will remain as 1st timer when he is eligible to apply for BTO.
5) Note that you alone will not be able to hold on to the HDB flat as an SPR.
6) Thus you have to plan ahead before your son is ready to buy his own BTO.
