I am a single and living in a condo since 1996. Can I buy a resale HDB flat that is larger than a 3-room? Can I buy resale 4-room, 5-room HDB or EC? I am aware that I will have to sell off the condo within 6 months of collecting the keys to the HDB unit. What are the eligibility criteria and/or limitations that I have to consider? I want to be able to move in directly to the HDB flat from my condo without having to stay somewhere during the transition. Appreciate your advice.

Hi Alan,

To purchase resale hdb as a single, you need to be a SC, 35 years old and above. You can purchase 3/4/5-rm, provided your finances are sufficiently comfortable. However, to qualify for grant and hdb loan, your income cannot exceed 6k/mth. Otherwise you have to take a bank loan. And yes you are right that you have to sell away your condo after getting hdb.

You can only purchase resale EC, but not EC from developer sales as singles can't purchase on sole name. Sure I can manage the timelines professionally so that the transition is smooth and you need to only move once. Hi Alan,

The eligibility schemes for purchasing a resale HDB as a single can be found at http://www.hdb.gov.sg/cs/infoweb/residential/buying-a-flat/resale/eligibility-schemes.

I would actually suggest you to look into selling your existing condo first before looking into the purchase of a HDB. You can negotiate for a leaseback of the property after completion such that you have a smooth transition over to the HDB. I have covered a number of transactions for private residential properties with leaseback arrangements such that the sellers have the time and convenience in purchasing and renovating the purchased unit before moving in. This will also give you some space for holding out for a more ideal pricing than being compelled to sell within that 6 months time frame.

Yes you are eligible to purchase resale HDB (3 to 5rm flat) under single singapore citizen scheme if you are at least 35 years old and is a Singaporean.

Do bear in mind that you can only apply for bank loan as you are not eligible for HDB loan and housing grant because you own a private property within 30 months from the purchase application.

You are eligible to purchase a resale EC as they are regarded as private property as well but not new EC as you need to form a family nucleus to apply for one and moreover, you need to observe a waiting period of 30 months before you can apply as you own a private property now.

Just leave it to me to time both transactions into perfection so you will have a smooth transition to your new place.

First of all, I will advise you to market your unit for sale first as currently the resale market is slow moving. It will take slightly longer to find a qualified buyer. Then we shall hunt for a new place concurrently.
I will explain further in detail when I meet up with you.

There is no limitation for resale HDB and EC, but not new EC. Purchase as a single, must be Singaporean at min 35. You will be not eligible for HDB loan.
As to move in directly to HDB, you can buy then sell. But be aware that current market condition, sale of property may take some time, unless is fire sale.
