Asked by
I am a Singaporean citizen with a foreigner spouse (no residential status in Singapore). We have a toddler who is a Singaporean citizen.

Can I purchase a HDB (BTO / resale) without listing my spouse as an applicant nor an occupier.
Essentially, I would like to buy the house with ONLY me (SC) as the applicant and my child (SC) as the essential occupier.

Is this possible? Thanks!

Hi,
Legally, that is not possible. So, it is wise to use your spouse's name and kid as occupiers and apply for a BTO. Buying a resale, though is faster, you do not get the best pricing and location should you decide to do this.

Essentially, if you are legally married, your spouse will have to be listed as an occupier, even if it is a non-essential occupier. In addition, in future when you decide to sell the HDB, you will still be required to seek spouse's consent for the sale to proceed.

I have been in the real estate business since 2009, with more than 13 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

Hi,

I would be most glad to assist you further and pls feel free to let me know if you need any assistance. Have a good day ahead. By the way, nope you can’t and it is not possible. You would have to list your foreign spouse as an essential occupier the moment you purchase a HDB flat.

Hi,

1) You are eligible to buy an HDB flat (BTO/resale) with your spouse and child.
2) This shall form a family nucleus which is under the Public Scheme.
3) Your spouse can only be an essential occupier since he/she is a foreigner. This means that he/she will have to endorse the document in the selling process.
4) Your spouse must obtain a residential status, Social Visit passes if you are at or over 35 years old, and Long-term-visit-pass if you are under 35 years old, work pass also will do for both cases.
5) If you planned to leave your spouse out of the application. Then you must untie the legal relationship with him/her.

Please give me a thumbs-up if the answer provided is relevant to your main concern. Thanks!!!
