I am a Singapore citizen with a house in the US. I don’t intend to sell that house as I am staying there currently. Can I still buy a HDB resale property? I intend to rent the HDB until I return to Singapore.

Dear Sir/Mdm,

If you were to purchase a HDB flat, you will be required to sell off your house in US. For HDB, during the first 5 years, you will need to occupy the unit physically and will not be able to rent it out.

For your case, it may make better sense if you were to purchase a condo unit instead as you will be able to rent it out immediately. Please feel free to contact me so that I can understand your situation better and assist you further.

Hi Sir/Madam

You can purchase HDB Resale if you meet the eligibility to purchase
However, you will be required to sell all your overseas properties
And for HDB, you will need to occupy the unit physically for 5 years to fulfilled the MOP and will not be able to rent it out before the MOP is fulfilled.

You does not need to sell your overseas property and can rent it out immediately

Dear sir/mdm,

1. HDB requires you to sell any existing residential properties regardless in or outside of Singapore within a period of 6 months from taking possession of the HDB.

2. HDB requires all purchases of HDB to fulfil the 5 years Minimum Occupation Period before they are eligible to rent (for Singapore Citizen household).

It is quite unlikely that your requests and appeal can be granted, both for the purchase and the subletting portion, since it is like a double violation.

Why not consider getting a small private residential property first to rent out before your return to Singapore, sell it and cash out to purchase a resale HDB when you are back? There are still affordable options for considerations with great rental appeal.

I regret to inform you that you will be required to dispose off all private properties (local and overseas) latest within 6 months upon your HDB flat purchase. You are also not allowed to rent out the HDB flat because you will need to fulfill the 5-year MOP.

Based on your situation and objectives, you might wish to consider private housing instead of HDB. You are free to rent out the whole unit, and there is no requirement for you to sell off your US property.
