Hi,

Since you are a Singapore Citizen, and reached 21 yrs old, and you are financially sufficient. You are eligible to purchase any private property be it new launch or resale.

The benefits are obvious:
(1) No payment of Additional Buyer Stamp Duty (ABSD).
(2) No worries of bank loan constraints, such as TDSR.

The above are the greatest huddles other than CPF utilization in order to pay off the property.

However, do note that you have to provide proof of your source of capital payout is legit. This is one of the most recent policy implemented for all property purchase has nothing to deal with money laundering and financing of terrorism.

If you have the full cash, then you can purchase a condo unit since you have already reached the age of 21. However, the interest rates are still low, so you may consider taking a loan to leverage on the low interest rates.

If you are cash rich, then you may also consider purchase more than 1 property or a portfolio of properties so that you can able to provide a home for your family members and also have steady stream of passive rental income while you wait for capital appreciation.
