I am a SC, and my wife is a SPR. My wife owns a HDB with me. My wife is thinking of purchasing a property with my daughter, who is a SC over 21 years of age. In this case, this is a second property for my wife but first for my daughter. What would the ADSD fee be?

Good morning Anthony,

It will based on the higher ABSD rate that is applicable between your wife and daughter. 25% vs 0.

Do take that your flat must fulfill minimum occupation period in order for your wife to buy a second private property.

And loan to value will be lower if there's still outstanding loan for your HDB. She has to set aside aside basic retirement sum in her accounts before she can utilise her available OA funds.

Care to share your objective behind this purchase? Can your daughter buy alone? double confirm again, is your wife an owner or essential occupier?

It will be based on the higher ABSD rate of the two buyers (ie. 25% for SPR 2nd residential property). Do note also since your wife name is in the HDB, she needs to fulfil MOP of 5 years before she can purchase.

Based on your scenerio, the ABSD will be 25%.

However, if you were to buy together with your daughter, the ABSD payable will be 17% instead.

Alternatively, if your situation permits, you may even sell your HDB and buy 2 private properties without ABSD
