Good afternoon, your budget will be around $608k if you take 5% additional buyer's stamp duty, estimated 3% buyer stamp duty, 20% downpayment, $3k legal fees, valuation fee, stamp duty for mortgage etc. With this budget , it wont be enough to buy a new launch 2 bedders. Probably you have to save up awhile more. New launch 2 bedders could cost around $650k, which you need probably at least $14k more.
