I am a new Singapore Citizen and would like to make inquiry with regard buying a resale HDB.

I have two condos in Malaysia, both are still under construction. I am the co-owner of the the first condo with my sister, housing loan is under both of our names. As for the second condo, I am not the owner of the property but the housing loan is under my sister, her husband and also my name. Can you advise if I need to sell out/transfer both condos in Malaysia in order to purchase a resale HDB in Singapore?

I consider buying the HDB by the Non-Citizen Family scheme with my mum, long social visit pass holder. For the Non-citizen family scheme, is just my mum alone sufficient to pay a house together with me or I have to include my dad as well? Can I also confirm that under this scheme, there is no housing grant at all?

Good afternoon Jonathan,

If you are purchasing a resale HDB under non citizen family scheme, you have to include both parents but as long as one of them has long term visit pass will do.

If you are at least 35 years old, you will be eligible for $15k singles grant.

Last of all do take note that you will have to dispose off your overseas properties within 6 months from purchase completion date.

    Can I confirm the followings,

    1. Does it matter if my mum and dad has properties in Malaysia? Am I still eligible to buy HDB with them under Non-citizen Family Scheme?

    2. Is ownership and housing loan a separate thing? As mentioned, the housing loan for both condos were applied under my sister and my name. However, I am the co-owner for only "ONE" of the condo (my name is in the Sales & Purchase agreement). Can I clarify that I can buy a HDB, so long I remove/transfer the ownership of that house with my name in S&P agreement, regardless of whether I have housing loans or not from the Malaysia bank? Am I right to say that?

    3. If there is housing loan from Malaysia, does it affect the HDB housing loan percentage in Singapore. Is it still 80% and I have to pay the remaining 20% for downpayment?

Hi Jonathan,

Yes you have to remove all ownership of overseas properties within 6 months of key collection to resale hdb. There is a singles grant of 15k if your income is 6k & below, and you have to include both your parents name. Alternatively, if its too much hassle you may to consider private property. Evening,

You will need to remove the ownership status on the property with your sister. This unit indicates that you are one of the owner. For the second property, you have not being listed as owner. Hence it will not affect your eligibility to purchase a resale HDB unit. Since both your parents are still around, you will need to purchase the resale unit with both your parents.

Hi

If you intend to buy a resale HDB, you will have to either transfer or sell your properties in Malaysia. In other words, there must be no ownership in properties locally or overseas.

As a citizen, you will be able to apply for a HDB loan or bank loan subject to credit assessment. You will likely to finance the purchase singularly.

You will have to include both parents as essential occupiers.

Apologies for the late reply as Propertyguru doesnt prompt me if there's any reply to my post.

I am afraid to inform you that occupiers also need to dispose off their interest in any private properties within 6 months from your purchase completion date. They have to observe minimum occupation period of 5 years along with you before they can purchase private property be it in Singapore or overseas again.

As for the disposal of overseas properties, you just need to dispose the one legally under your name.

Lastly, as long as you never take up any loan from local banks to finance your overseas property. It will not affect your loan for this purchase. You can take up to 80% bank loan (20% downpayment) if not 90% hdb loan (10% downpayment).

By the way, if you dont want the hassle of disposing overseas properties just for hdb purchase, probably you should seriously consider purchasing a private property instead.

Maybe you are mistaken. I meant that they have to dispose all private properties on hand within 6 months from your purchase completion date as well and cannot purchase any private property within 5 years minimum occupation period.

Basically the regulation that is applicable to you is applicable to them as well.

Thats why you might want to consider private property as alternative instead cause too much hassle currently.
