There is no restriction for PR or foreigner to purchase private condo. The only different is ABSD. For PR, the ABSD is 5% where foreigner is 15%.

Yes you are absolutely right that you are not eligible for resale HDB purchase because your spouse is a foreigner.
But not to worry, you are eligible to purchase private property (either resale or new launch) as a single SPR.
By the way do take note that you will be subject to 5% ABSD for this purchase as SPR and have you speak to any banker? May I know how much is your in principal approval please?
