I am a Malaysian and am looking to purchase a condo in Singapore for my children. If you have a budget of sgd1.1m, say for 3 bedroom condo, please advise which projects you will target and why. What do you think of Botanique, Sims?.

Hi, if you have a budget of 1.1m or slightly more, I would suggest that you go for Kingsfords Waterbay. As I brought a buyer recently to purchase a 4 bedroom unit with that budget. So with that kind of price, it is consider rare and a good buy. Pls feel free to let me know if you wish to know more about this project and prices.

It's great hearing from you.

As you mentioned you are foreign buyer, do take note you will be subject to 15% additional buyer's stamp duty on top of estimated 3% buyer's stamp duty.

Thus your initial cash outlay will be:

1) 20% downpayment
2) 18% stamp duties
3) $3k legal fee
4) valuation fee, stamp duty for mortgage etc

May I know how much finances do you have on hand for this purchase?

Both projects you mentioned are situated at strategic location, both are equally good. If you are thinking of renting it out in future, Sims might be a better choice because Botanique has too much competition from the surrounding projects.

Hi, I am sure you have done your study and reasons to short list the 2 projects mentioned.

I would like to recommend NorthPark and Nine Residences at Yishun. They are both good for own stay and investment. It is an integrated project where shopping mall is under the condo. Both located at the Central of Yishun, very convenient where MRT and shopping mall are around the condo. A few of the integrated project launch previously have gained a very good capital appreciation.

Every project have their own unique selling point, and I understand that you may not be able to get a 3 bedroom at the project the mentioned for $1.1m.

I guess most important is the location. Are you buying are investment? If for you own use, where is their workplace or school?

If you are looking at other location, may I suggest that you look at The Panorama, definitely the best selling project at D20 at the moment. Showflat is available for viewing, let me know if you are keen.
