I am a landlord.
I have signed a 12 months tenancy agreement with my tenants at the beginning of the year.
Because of the increasing cases of covid and the tenants are working in the F&B sectors which masks are take off, I wanted to protect the elderly who are living with me.I started to have a thought to terminate the rental. I have promised them that only when they found a room,then we proceed to termination, I will not chase people out if they haven't found a room.I have also promised according to the tenancy agreement, I will return full deposit upon leaving if there's no apparent damages or missing to the households(normal wears and tears are alright).To progress faster, I even helped them to find a room with price, location, conditions almost equivalent to my current rental to replace for the premature termination requested by me, they are given the options to take the ones I found for them or to find themselves.
So on the end of last month, they told me the moving date will be 6th October 2021.
Usually they should paid their monthly rental latest on 1st of the month,and this monthly rental only include rental fees from 1st of the month to 30th/31st of the month.
But they requested that for this new starting month, they are not going to pay any rental fees and I should provided them 6 days free rental from 1/10 - 6/10 with deposit return upon leaving.
This 6 days included providing 8 hours Aircon, unlimited cooking time, washing machine,etc as usual.
They said that it is unfair to them if I charge them because I am the ones who requested for premature termination of rental and didn't highlight that they are required to pay for the remaining days of staying.

I says they are leaving on the 6th Oct, isn't it common sense to pay for the 5 days 5 nights they are staying in, I felt very shocked that this has to be highlighted to them.
According to the tenancy agreement written by me and signed by them at the beginning of the year(8 months so far), the statement stated that the landlord will at most return full deposit (no severe damages) and refund the charges of the unstayed days of the paid month to the tenants if there is the needs to terminate the rental immediately.

- I have given them unlimited time to find a room and only proceed to termination after they have found rooms.

- I have also try my best to find a room for them, which price, location, conditions are almost equivalent to my current rental. Option is up to them if they want to take or not.

- I have let them stayed in for all the paid rental(this new starting month they requested not to pay initially to stay for free until they leave).

- Leaving date is decided by them.

- Promised to return of full deposit upon leaving after inspection that there are no severe damages or missing (normal tears and wears are not included as damages)

I just wanted to know in general, does the landlord still have the responsibility to provide free rental stay for the beginning of the month which they are leaving, to the day they leave?

This is the first time hearing that it is the landlord's responsibility to provide free stay for a period of time before they leave just because the premature termination of rental is requested by the landlord.

If I didn't provide free stay, they think I am unfair to them.

Wanted to know what should a landlord usually do upon ending a rental prematurely, beside returning them full deposit ? Should a landlord provides free stay if the premature termination is requested by the landlord?
