For a Foreigner purchasing a residential property, the typical breakdown are as follows:
5% cash
15% CPF (if applicable)
80% bank loan
3% Buyer Stamp Duty
15% Additional Buyer Stamp Duty
3k Legal Fees

The top new project that I would recommend is The Santorini, not only the pricing is one of the most attractive in the east at the moment but the potential growth is high due to upcoming mega plan for Tampines North nearby.

Due to the softening market during its launch period, developer carefully priced its units 10-11% below the initial list price to limit the effect of ABSD for buyers like yourself and has kept the pricing since then.

More recently, the developer MCC Land has offered additional 1% Star Buy discount on selected units including 2 bedrooms 753sf from $787,000 that are well within your price range.

Before we even proceed further, are you aware of the financial commitments required for foreigner to purchase a property in Singapore as well as worked out your financial commitments and loans proper to derive the purchasing budget?

In terms of investment, are you purely considering residential properties where you maybe using for self consumption or you are open to investing in commercial and industrial properties which is likely to give you better returns in time to come based on the cooling measures introduced by the government for residential properties where the ending is still nowhere in sight?
