I am a citizen, next age 30, female.
I stopped working in September and new job will only start in Jan 2016
I am currently renting for $2.5k until Oct 2016
I wish to buy a house when my lease is up.
What are my options as a single local with $6k single monthly income.
I prefer west or central, but open to any locations easily accessible with public transport as I don't drive. I am open with geylang area though I was told I can only get upto 75% home loan for that area?
How much cash upfront do I need to buy a house?

Hi Michelle,

For local single 35 and below, they can only purchase private condo. If you wish to get BTO/resale HDB, you need to apply with your parents. You may wish to consider 1 or 2 bedroom condo units. Its 5% cash+15% cpf for downpayment, and about 3% for stamp duties, provided you can loan up to 80% of the property price. Thanks and hope to assist further.

Hi Michelle, for Geylang property, you could get up to 80% loan too provided it is during a new launch. And there are a few projects near to Geylang like Sims Urban Oasis and TRE Residences which is deem as a good location due to the Aljunied mrt is only 5 mins away. Good Day Ms. Michelle Chen and Thank you for your query.

Based on your age and income, assuming there is no outstanding loan such as student loan, credit card loan etc. You may be able to get up to $800k loan and consider private property of up to $1 mil, provided you have around $230k in Cash and CPF of which a minimum $50k must be in Cash.

If you have lesser or more cash and CPF, it will change your property price range and may affect the 80% Loan to Value amount.

Please take note that banks require the latest 3 months payslips to provide In Principal Approval (IPA) for mortgage loan. If you are starting your new job in January 2016, you may have to wait until end of March 2016 to apply for IPA and start looking for a property as what may be available now may be sold by the time you are ready.

Good morning Michelle,

Usually you will require past 3 months' pay slips to apply for in principle approval. Since you dont have any income from Sept, I will advise you to apply for IPA in April when you will have pay slips from Jan to March.

FYI your initial outlay will be as such:
1) 5% cash downpayment
2) 15% CPF OA funds/ cash downpayment
3) estimated 3% buyer's stamp duty
4) $2.5k legal fees
5) $500 stamp duty for mortgage
6) valuation fee etc

Probably you can share more with me on your finances on hand so I will be able to advise you what is your estimated budget. Even with substantial loan but without enough funds for initial outlay, you wont be able to proceed with purchase as well.
