Hi Pauline,

You can do so under Single Singapore Citizen Scheme and without taking any loan if your sale proceeds of your 5RM flat can outright pay for the 4RM purchase. If not, you have to take a loan and due to your current age, you might have difficulties in obtaining a loan (be it bank/ HDB)

In addition, you can invest in a condo after fulfilling your minimum occupation period of 5 years if you purchase a HDB unit in near future.
