I am 60yrs old and own a condo. Never bought a new HDB and never enjoyed any grants for a resale HDB many years ago. I have HFE - I can buy resale (<= 4br) right now but must get rid of condo within 6 months. However, I would like to go BTO/SBF if possible.
(1) If I sell my condo now, wait 15months - can I buy BTO/SBF? or have to wait 30months?
(2) HFE says I can enjoy proximity grant. My child's BTO isnt ready till 2028 and is now staying in a rented flat. Can I enjoy the grant even though BTO isnt ready?
(3) If I purchase resale and my child's rented flat is within 4km, can I use their rented address to enjoy the proximity grant?

To be eligible to purchase a BTO/SBF, the wait out period is 30 months after the sale of your private property.

For eligibility of PHG, there is a clause indicated from HDB website that indicates:

"Your parents/ child are living in an HDB flat or private residential property which is within 4km^ of the resale flat you intend to buy. If they do not own the private residential property, it must be owner-occupied by immediate family members, i.e. child or adopted child, parent(s) or parent(s)-in-law, or siblings.
^ Your parents/ child must keep to the proximity rule during the minimum occupation period after the resale flat purchase. Read more in conditions after buying."

Allow me to answer to your questions.

1. For BTO or the SBF, the wait out period is 30 months. For resale flat, you will be able to purchase one immediately.

2. As long as your child can collect the keys within your 5 years Minimum Occupation Period, you may apply for the Proximity Housing Grant.

3. For you to enjoy the PHG, the flat must be owned by your child and rented address is not allowed.

Hi

For BTO application from HDB, the wait out period is 30 months after selling the private property, so it may not be so ideal.

As you are already 60 years old, you can purchase 4-room resale size and be low immediately after selling the private property. You cannot use the child's rental address for PHG application, it has to be a property he owns.
