The best deal will normally be purchasing new launch. I will advise you to apply for in principle approval and have the initial outlay of at least 28% of purchase price (5% cash downpayment, 15% CPF OA funds/ cash downpayment, estimated 3% buyer's stamp duty, 5% additional buyer's stamp duty as SPR and other misc fees) ready before house hunting.

Btw how much initial outlay do you have for this house purchase?
