In order to have a clear picture what are your option in owning a property in this state.
The first thing is to do a financial assessment:

Based on your info:
Action income: $3.9k
Cash Saving: $120k
CPF OA: ?
Age: 27 years old
Outstanding loan: Assume NO

Approximate loan available:
TDSR: $507k (private), loan tenure: 30 yrs
MSR : $227k (HDB), loan tenure: 25 yrs

Your available fund for private property = TDSR + Cash + CPF OA = $627k + CPF OA
So it depends on how much your CPF OA available. That can use for stamp duty and/or conveyance fee.

Your available fund for HDB resale/BTO (if you find your other half) = MSR + Cash + CPF OA = $347k + CPF OA
Again, depends on how much your CPF OA available. That can use for stamp duty and/or conveyance fee.

So it is either a 1-bedroom private or a 3-rm HDB flat.
