1) There are different deadlines for the HDB and private residential property.
HDB
(a) The HDB OTP has a deadline of 21 days from the issue of OTP. You must have either an HLE or Letter-Of-Offer (LOO) from a private bank before you can exercise the OTP.
(b) Any exercising date earlier than the HLE or LOO will be rejected by the HDB.
(c) To exercise the OTP, you have to ink your signature and date on pg 8 of the OTP. You also have to hand over the exercise fee as agreed on page 2, 6.1 (c) to the seller to complete the exercise process.
Private
(a) The private residential property general only has 14 days to exercise the OTP. Similar to the HDB, you must have a valid LOO before exercising.
(b) The OTP usually only has 2 pages. You will have to sign the OTP in front of your lawyer and hand over the 4% to your lawyer on the same day.
