Hi Swe Maung, if you are considering to buy a developer project, the best time to buy is right at the beginning.

The pre-launch discount can be revoked and the price revised upwards at any moment. There are cases of the price being revised upwards 2hours after the doors are first opened. The price goes up every 2 hours.

It is up to the developer when they decide to revise the prices and revoke any discount. If you are interested in any project, do seek information on it early before it is launched or pre-launched. This will ensure you will get the best price, and be ahead of those who are later.

Buying into a new launch Proj and to be entitled a larger discount usually occurs in the pre-launch stage, ie even before the showflat is ready. At this stage, not only the indicative launch price is more attractive, potential buyer has priority to choose his choice units- we called it Registration with Interest. At the Preview Launch day 1, only invited guests and registered potential buyers visit the showflat to select and confirm their choice unit. During that time, usually a normal + early bird discounts are being offered by the developer.

There is no standard pre-launch discount. It varies project by project, and developer by developer. Some developers (especially those that are publicly listed) may only quote net price, and non-negotiable. For some other developers, the discount level you can get may depend on whether the agent you work with helps you in the pricing negotiation. Prices and discount levels can change any moment, even the next minute as we speak.
