Assuming you are able to get a loan at 75% LTV (no other outstanding loans)

Option Fee 1 % - $15,000
Exercise Fee 4% - $60,000
BSD $44,600 ( pay in cash before reimbursement from cpf)
remaining 20% (CPF or Cash) $300,000
Legal Fees (estimate) $2,000
So total adds up to at least $121,600 in cash upfront as well as $300,000 cash/cpf.

Assuming you are singaporean buying first property, 35 years old and below,
In short

5% cash (minimum) 75,000
20% cash/CPF OA 300,000
Approx 3% buyer stamp duty plus legal fee 47100
75% max loan 1125000

So down payment plus stamp duties amount to 422100

To borrow $1125000 gross income monthly must be at least $10610
