How likely to receive approval from SLA land dealing unit these days for SPR to buy landed property? Any idea such approval was granted recently. My other PR friends got approval quite easily ten years ago, as I can recall

Approval is on a case by case basis, but SLA did set out a list of criteria to fulfil before the application can be done. I have recently came across 1 case where the spouse of buyer is a SPR for more than 10 years who have gotten the in principle approval to purchase a landed property, and this couple do not have any children in Singapore. I am in midst of another case where the wife is applying for approval to purchase a landed property where she has been a SPR for over 10 years as well and she is married to a Singaporean with 2 children who are also Singaporean.

I have been in the real estate business since 2009, with more than 12 years of experience serving the Singapore real estate market.

1) Based on the SLA website, each applicant is assessed on a case-by-case basis:
https://www.sla.gov.sg/property-boundary-n-ownership/foreign-ownership-of-property

2) The minimum criteria listed are:
(a) You should be a permanent resident of Singapore for at least five years; and
(b) You must make an exceptional economic contribution to Singapore. This is assessed taking into consideration factors such as your employment income assessable for tax in Singapore.
