In the configuration of landed homes, we will usually look at the land size. Build up area will be secondary considerations especially if the building itself is old and run down therefore may not have significant value to it. In terms of the value of a landed home, it is likely more of an art than science since derivation cannot be easily done just based on what has been transacted within the vicinity as the property age of the different units can have big difference if owners have done their bit of upkeeping, refurbishing or even rebuilding the property.
