First of all, as a single Singapore citizen aged 21, you won’t be able to buy an HDB flat on your own.
Singles can only purchase a resale HDB under the Singles Scheme after turning 35.
Otherwise, you would need to form a family nucleus (for example, buying with your Singaporean/PR spouse or parents).

Your parents can help with the down payment or even the monthly mortgage—funds can come from anyone. However, you must still be financially eligible yourself. This means you need to have sufficient income and meet the loan requirements (whether it’s an HDB loan or a bank loan), as the loan assessment is based on your financial profile.

Hi

Single Singaporean citizen cannot purchase HDB under own name, have to include parents name, under non-citizen family scheme. However your overseas parents must have to sell away and dispose all overseas properties.

You can purchase private property on your sole name no issue. No need to include parents name.

Without income, the loan amount attainable may not be a lot, unless you have substantial funds to put with the bank.

Yes, a 21-year-old Singapore citizen can buy an HDB under the Public Scheme, provided they meet the eligibility criteria, like being at least 21, not owning other property, and having the required savings for the downpayment and fees.

HDB loan vs Bank loan:
• HDB Loan: You can borrow up to 90% of the flat’s value, at a fixed 2.6% interest per year. Monthly repayment is through CPF or cash. No need for a guarantor.
• Bank Loan: You can borrow up to 75–80% of the flat’s value, interest rates are variable (SORA/SIBOR-linked or fixed), usually slightly lower than HDB’s rate. A co-borrower or guarantor may be required if your income is low.

Non-resident parent paying:
• Yes, a non-resident parent can provide the cash for downpayment and monthly repayments, but legally the flat is under the Singapore citizen’s name. The parent’s payment doesn’t affect loan approval, but banks or HDB may require declaration of the source of funds.

Singles under 35 cannot purchase HDB. Only private residential. Loan is based on age and income therefore if there is no income, no loan can be granted unless you have assets to be used a collateral for considerations.
