Hi,
Ideally, you should enage an agent who can assist you to market your current landed and at the same time look for a smaller landed concurrently. This is because landed properties take slightly longer time to market and sell. This way, you do not face a problem with bridging loans etc should you find something nice but are still stuck with the existing bigger property. I can help you do that. Just did one for a landed client about 6 months ago.

Hi Patrick,

Essentially, the downsizing process sounds quite straightforward, nevertheless, it will still very much depend on what your requirements are on top of the size. How small a place are you looking out for? If you require a move in ready unit, but only require 1 or 2 storey, then this will likely be more challenging, since most 1 and 2 storey houses are relatively run down in terms of conditions, and may require extensive renovations or even A&A to be done before they are ready for move in, which means it can take easily 6 months or even longer for the works to take place. This means that the transition process may not be as straightforward like moving into a condo, given that landed homes are exposed to the weather, and progress of works maybe affected by adverse weather conditions, on top of the regulatory approvals and inspections.

It is thus, important for us to know what you are looking out for in terms of this downsize, and in terms of financing the transition, are you comfortable in purchasing before sale, otherwise what are the options available to you and your family to reduce the inconvenience as much as possible.
