While you may exercise your right as a seller to indicate your desired asking price, the transacted price will be determined by what the current market is willing to pay. If you price is beyond the average transacted price in your area, you will eventually have to reduce the price to a more realistic level.

Some questions to ask yourself include the following:

1. Will there be any buyers right now that are willing to buy at this price?

2. Am I limiting the pool of buyers?

3. Are there any other such competing units that are currently asking or have been transacted at such price?

Doing so will not only make the job easier for your agent but ensure that your flat gets sold at the shortest time possible.

Hi,

I am guessing you are referring to the Teban View cluster? It also depends on the unit condition as well. 560k will be on the upper boundary of the price range here and there must be compelling reasons for the buyer to offer such a number, perhaps for example, top floor and no afternoon sun. In fact, it can potentially get the buyer a lower to middle floor range 5-room at nearby Teban Vista, which is also relatively new as a 7 year old cluster.

Pricing strategy should also consider how many similar flats like yours are selling within the cluster of flats, and also how many transactions has been completed within the past couple of months on average.

By establishing this, we will then be able to have a better idea on the supply and demand of similar homes in your area. In cases where there are other similar units for sale in your area which are calling at the indicative market value you have gotten from the various sources, we need to then put ourselves in the the buyers' shoes to understand if we will be willing to fork out that additional $100k more for your place over the "competitors", or will you rather spend this $100k to renovate the competitor unit to a quality home?
