hi,i'm 23 this year with 2k monthly income looking to purchase a resale 3rm with my mum 52 still working(33k oa),dad 62(told that 11k can be use for purchasing flat only).my main concern about the lawyer,agent,legal fees is it included in the bank loan?i only have 20k cash in hand.can any kind gurus pls help me out?thanks

Hi Dante,

If you are taking a bank loan, the bank wills usually subsidise your lawyer/legal fees.
Regards to agent fee for buying, the standard market rate is 1%. However, I am afraid that $20k might not be sufficient for COV in today market.

Hi Dante,

If you are taking a bank loan, the lawyer fee is usually subsidized up to max $3000, subject to the loan quantum you are taking from bank. Usually $3k is enough to cover the lawyer fee.

Agent fee for HDB flat buyer is 1%. You need to pay cash for this 1% agent fee.

Which area are you looking at? If you are able to compromise on the level, facing and condition of flat, then $20k may be just enough to secure your flat.
