Good evening Eric, In order for SPRs to be eligible for resale HDB purchase, both must fulfill SPR status for 3 year respectively. Have you guys? If yes, in order to pay 20% downpayment (5% cash and 15% CPF/ cash if shortfall) with estimated 3% buyer's stamp duty and additional buyer's stamp duty of 5% as a SPR, your budget will be $305k. You will still be able to afford a resale 3RM flat in Yishun. Other cash outlay will be $80 resale submission, $210 valuation report, $3k legal fees, stamp duty for mortgage $500 and agent's commission (1% of purchase price plus 7% GST).
