Hi,i am staying in a 4rm flat in Sengkang with existing loan of $80+K. thinking of downgrade to 3rm flat in non mature easte. I do not have enough cash for the down payment for HDB new flat(BTO) unless I sell my flat first. . so should i consider to get a resale flat ? and what is the Pros and Cons to get new or old flat.. need advise?

Afternoon Rimond,

If you were to sell your current unit now so as to pay the deposit for BTO, where will you stay for the next 3 to 5 years? What happened if you got the queue number but don't get a unit of your choice?

The better option would be to get a resale unit where you have more certainty over the choices and date of occupation.

Mike is right that you'll have more certainty in looking at resale options as you can be in better control on the moving dates. In addition you are also likely able to secure bridging loan for the downpayment with proof of sale of your existing unit, unless your application for loan is rejected by the banks for certain reasons.
