Hi,

You will need to meet the eligibility in order to buy a HDB resale.

The basic eligibility required:
(1) 1x SC + 1 x SPR, or
(2) 2x SPR with at least 3 years of holding PR residence status.

Once you met either one of the requirement above, than you are ready to buy a resale HDB.

The cash required are as follow:
(1) legal fees:
(a) must be cash, $2~$2.5k (must be private lawyer since using bank loan),
(b) few hundred using HDB assigned lawyer; actual amt dependent on purchase price. Can pay using CPF.
(2) Resale application: $80
(3) Miscellaneous: $15
(4) Registration & microfilming: $215.90
(5) Real Estate Agent fee: 1% of purchase price.
(6) Option & exercise = $5,000
(7) Valuation: $200 for now, $120 (on & after 1 Jan 18)

Good morning Mr. Peng,

SPR buyer would need to be married to another SPR buyer or SC buyer in order to be eligible to purchase resale HDB unit.
In the event that your spouse is also a SPR buyer, the following payment are required in cash, provided that you have sufficient CPF OA fund:
1) ABSD - 5%
2) Down Payment based on 80% mortgage loan - 5%
3) Valuation fee
4) HDB admin fee
5) Property tax refund
6) Option and Exercise fee
7) Commission payable

However, if your spouse is SC and taking a HDB loan, you will not be liable for ABSD and you can pay the 10% down payment with CPF OA fund.
