Hi Miumiu,

Normally properties close to one another has some influence on the prices for each property. If the new project is launching at 700psf, You can also say Orchid Park condo prices will go up but how much is the question?
And is it confirm the launch price is $700psf?

Normally we have to sit down and compare the characteristics like age of the property, size, how many units, 99 years or freehold, etc. in order to justify the calling price for the older property.

Time to sell. No one will be able to tell the future. I can only share that for historically, this uptrend in private property in prices will continue to escalate till IR opens. Anything after that we won't know. There is no a good time to sell. Sell when you can get a good property to buy. That's what i like to believe.

I suggest you speak to an agent whom trust to get more info and comparations. That way, you can judge better when is a good time to sell.

Generally your condo price will also going up a bit with the new launch nearby. As Orchid Park is not new and with current market prices, if it still able to bring you positive sales, why not sell and cash out to get you a new home?
