Hi...I am an Singapore PR, I am thinking to buy a property here. My monthly salary is about 6K (minus the CPF, take home pay is about 5K). I have abt 80K in my CPF and about 80K cash in my saving. Would you be able to suggest what kind of property that I probably can afford with this? and could you advice what are the typical factors that determine the amount of loan approved by the banks. Thanks!

Good afternoon! You will be eligible to purchase a private residential property in Singapore. As you are a SPR, do bear in mind that you will be subject to 5% additional buyer's stamp duty on top of the usual buyer's stamp duty [(3% x purchase price) -$5400]. And recently, Singapore Government introduced a Total Debt Servicing Ratio (TDSR) regulation which will cap debt obligations to 60% of one's income (take into account of credit cards debts, car loan and others etc) thus I will highly recommend my buyers to liaise with my bankers to do an in principle approval - IPA to find out how much loan can they take up.
