I believe it is not difficult not difficult to make a judgement as there should be recent transactions posted on HDB website for reference.
Most owners I know of are looking to sell at least in the range of $450k but most are still holding on for at least $480k. Let me know if my Punggol resale team can value add to the purchasing process.
