Hi Epifanio, if it were up to me, I'll narrow it down to modena and tropical springs.
I find that since all 3 are 99 years and near to mrt, it (firstly) boils down to what amenities are nearby. For Astoria Park, although Kembangan MRT is nearer to city by a few stops compared to Simei, Kembangan MRT has fewer amenities than Simei MRT.
Simei has Eastpoint Mall. While nothing to shout about, but it has a supermarket, fast food outlets, stationary/book shops (Popular), and other amenities. In comparison, Kembangan MRT has fewer amenities.
Secondly, right across the street at Kemabangan MRT are FREEHOLD developments. Astoria Park is coming 10 years, how well will the price hold up compared to neighboring FREEHOLD developments?
In contrast, all the condos at Simei are 99 years. This levels the playing field for all Simei condos, and provides better capital growth.
If you can't decide between Modena and Tropical Spring, I'll advise you to go down to the condos and take a walk around in the evening. See if the general atmosphere appeals to you.
Are the buildings painted in good colours? Is the maintenance of the condo in good shape (after almost 10 years)? Is the noise from the MRT bearable? Are the facilities to your liking (do you like the shape of the pool)? Are there too many kids at the pool in the evening (disturbing your peace)? Can you visualise staying in that condo?
Even if you are buying for investment, and not staying there, it is good to ask yourself these questions. It is because you are thinking long term. Your tenant will ask him/herself these questions when s/he decides if s/he wants to rent a unit in this condo. Your future buyer will also ask him/herself the same questions when s/he decides to buy a condo unit in Simei.
