Hi, would like to check if i want to buy a 4room resale HDB at east area (Tampines/Pasir Ris) how much cash we need to have? Both My wife and i and is PR therefore we only entitled for bank loan. Can we pay both BSD and ABSD by CPF?

Hi David,

Typical breakdown as follows for SPR-SPR purchase:
Cash 5%
Cpf 15%
Max bank loan 80%
Stamp duties, legal and hdb admin approx 8%
Agent commission 1%+GST

Do note both of you must hold SPR status each for 3 years. Whether stamp duties can be payable by CPF depends on whether you have sufficient monies in your OA.

Good morning David,

As SPR buyers, you will be liable for 5% ABSD payable by cash. However, you can settle the BSD with your CPF fund. For the mortgage loan, you can loan up to max of 80% where 5% down payment have to be made in cash while balance 15% can be made using CPF. Hence how much cash you need will depend on how much loan you can get, the location of the unit that you are looking at, the buying price and loan period.
