Hi, would like to check about HDB valuation - say if first OTP already lapsed and second OTP is issued for the same property and with the same buyer, would HDB normally refer or use back the valuation outcome from the first OTP or they will assign another valuer to perform for this second OTP?

Hi,

It does not matter whether the buyer remain the same or it is a different name for the 2nd set of OTP and the valuation amount could either remain the same as per the 1st round or an increase to another 5 to 10k too.

Hi,

Each valuation request is deemed unique, as comparable prices nearby and market sentiment may have changed in the interim, and hence a new valuer will be assigned to assess the property for this 2nd OTP. The next valuation can be lower, higher or same as the previous one. So you have to factor in the risks before deciding whether to do the 2nd OTP.

A fresh valuation request will need to be put up and the valuation that comes back may not be the same. Each valuation is tied down to the serial number of the Option To Purchase, and the valuation will be done based on the latest transactions in the vicinity for comparable units.

Hi,

1) Each valuation is unique and subject to an individual valuator.
2) The same reference on the latest transactions around the vicinity, unit conditions such as the lighting in each area, water tapes in working condition, materials used in the renovation, etc, are also factors that will affect the valuer's opinion on the value of the unit.
3) It is not the HDB who decided on the price but it is the valuer who is providing the market value of the unit.
4) The HDB will randomly select a valuer from their list. Since there are thousands of valuers in the market, it is unlikely the same valuer will be assigned for the same unit in the same month.
