Hi, with new recent changes of the increase in income ceiling for BTOs and ECs, my boyfriend and I who have a combined income of slightly over SGD12K, are interested to get an EC that is affordable and preferably in a centralised location (we currently live in AMK and St George's Rd respectively). What advise can you provide on how we can proceed to know our eligibility as well as find out how much we can afford? thank you.

Hi,

Thanks for the query. For new ECs from developer sales, they are mainly in the outskirts area namely: Punggol/Sengkang/Yishun/Sembawang/Woodlands/Jurong, hence I don't think you can find 1 at a centralized location, unless you are open to new launch private condos (where there are some which can be nearer AMK & Potong Pasir Area).

Definitely as 1st-timers locals you are eligible for ECs, but locations may not be what you prefer. Thanks and hope to have more details and your requirements before making better recommendations.

Yes indeed your question comes as a good time as the income ceiling raised has caused a spur in potential EC sales. As a baseline, ECs are located in Sub-Urban areas such as Woodlands (Bellewoods/Twin Forest) ,Punggol/Sengkang, Yishun and Sembawang etc. For more centralized locations, you could consider core central star buys private condominiums which offers city lifestyle and at the same time affordable living.

All said and done, the best way forward is definitely getting your loan assessment done so that we can gain clarity on the loan quantum available in your purchase. Good afternoon buyer,

It will be best for my banker to advise you on your in principle approval so you will have a better idea how much loan can you obtain.

Btw something to take note is that normally EC locations are not that fantastic. But if you want somewhere close to both of your current houses, your choices might only be in Sengkang or Punggol.

If you want somewhere centralised then you might have to consider private condos instead.
