Hi, when do I pay condo BSD/ABSD? I think this has to be paid within 14 days from the exercise of OTP. Does it mean, I can pay within 2 weeks after 4% is payment is done and buyer singed the option? Is my understanding correct? I am quite confused. Thank you.

Hi, appreciate your sharing. You are referring to HDB or private property?
Once you exercised the OTP at 4%, you are require to pay BSD and ABSD if required to IRAS.

Hi David,

When purchasing a private condo, you will pay a 1% option fee once the price and terms of purchase is agreed upon. Within the option period of usually 2 weeks, you will pay the 4% exercise fee. Once the option is exercised, you will need to pay the BSD and ABSD (if any) within 2 weeks from the exercise fee.

I am assuming you are referring to private properties since HDB do not need the 4% to be paid when exercising the Option To Purchase. Stamp duties are required to be paid within 10 days after exercising of OTP. You may apply to defer the stamp duties payment (usually done by the conveyancing lawyer) if you do not have sufficient funds on hand for the payment, but a late payment penalty can be levied for the delay.

Yes, the deadline to pay BSD/ABSD to IRAS is 2 weeks from excerise date. However, common practice is that on the exercise date, at law firm, lawyer would request 3 cheques from you already 1) 4% exercise fee 2) BSD/ABSD amount 3) Legal fee.

Hi David,

1) You are correct that BSD/ABSD has to be paid within 14 days from the exercise of OTP.
2) But usually the lawyer will advise you to prepare the cashier order for the stamp duty before going to the law firm.
3) You will have to inform the lawyer in advance if you planned to utilize your CPF for the stamp duty. They will have to prepare the necessary document in advance for you to sign.
4) So although there is a 14 days before reaching the due date, the law firm will want to collect all the payments or make all arrangements in advance on the day you exercise the OTP.
5) I would suggest you call the law firm right away to get advice on their processes.
