For a SPR purchasing a resale EC, the Seller of the unit must have fulfill the 5-year MOP. The SPR has to be above age 21 to own a property under his/her name.

In terms of loan, it will be based on the standard LTV and TDSR requirements.

Good afternoon Sir/ Mdm,

Single SPR or SPR couple are eligible a resale EC as long as it has fulfilled 5 years minimum occupation period from their official TOP date stated on HDB website. SPR is not eligible to buy resale EC that obtained special approval to sell within MOP.

For loan wise, standard terms will be max 75% loan of property valuation (subject to 55% total debt servicing ratio of your income) and max loan tenure is lower of 30 years or up to your retirement age.
