Are you referring to HDB or private homes? If you have a concern on the remaining lease, I will highly encourage you to look at units with fresher lease as no one can guarantee if lease can be topped up when it is due to expire, or whether will there be SERS (for HDB cases) for the residents in the affected block of flats.
If you are looking at private homes in above scenario, the prospect is slightly brighter as the owners of the development can look into proposing to sell collectively to a developer as a possible recourse. Again, this is not guaranteed.

All land will be returned to the State when their leases expire.
If there were anything to be done, it would be done way before the lease goes to ZERO. If it's near ZERO, chances are nothing is going to be done, and the Land will be Government land when the time comes.
Renewal and top-up of lease is very much dependent on the relevant Authorities. I would not want to bet on it and assume there will be compensation.
