Hi. We want to get some views on how common it is for young buyers aged 30 to buy new condo for first property, then live there for 3 yr, sell for profit, before settling for hdb resale? I think there is no guarantee of hefty profit from sale of condo, becos we are not able to wait for a new launch condo and likely have to buy a newly TOP condo, which tends to be pricier. We have yet to engage any agent formally, but happy to hear views from online contributors first.

Dear prospective buyer,

Not all new launches will make money upon resale as I have personally met a number of home owners who were sold to the idea that new launches will make money, and they are now regretting their decisions, especially for those owners who are relying on rental income to sustain the monthly repayment.

It seems to me that you are looking out for a property that allows you to stay for a start before reselling it and settling down for a resale HDB for the long term. A 1 or 2 bedrooms apartment is decent choice to begin this real estate asset wealth enhancement journey, and no, it is not entirely true that a newly TOP condo is pricier than a brand new project. Such are only marketing and sales gimmicks put up to entice buyers consider new launches as the commission given by developers are more attractive. In addition, the shortlisting process can also be more tedious for resale listings as there could be phishing ads involved.

I always believe that there are better opportunities in the resale market, and it allows the potential buyers make a more informed decision from the physical engagement involved in viewing, where it allows the potential buyers to really see, look and feel before making that decision.

It will be great if we are able to know more about what you are looking out for in order to really do a value added proposal to you for the intended purchase.

There are reasons why young couple buy private property. However, there are no statistic to support that young couple buy private property for the same reason as you. Possibly there are a number.

Property is a long term investment. Quite definitely there will not be a hefty profit for the 3 years holding.

If you were to buy a resale or newly TOP condo, it is quite unlikely that you are able to make a tidy profit after just 3 years of stay in my opinion. This is because with the regulations in the market, prices are increasing at a sustainable pace and you will also need to factor in the purchase cost such as stamp duty and legal fees.

When buying a property, you will also need to take note of the entry price and understand which part of the life cycle the project is at to determine whether you are able to profit from it in the future. 1) Before embark on your house search. It is best you understand how the market works. Different regions have slightly different behavior, for example, CCR, this is a region where more foreigners invest and buy for own stay than other 2 regions.
OCR; mass market, mainly bought by local residents for own stay.

2) There is a life cycle in every property, you also aware that the newly TOP condo tends to be pricer. Have you tried to understand why does this happen?

Lastly, buying a property is one of our major investments in monetary. Thus there is no rushing in. I would suggest you read more if you are reluctant to meet an agent.

It is not common that young couples start with condo as their first property. Most young couples start with either a BTO flat, or a resale HDB flat with Grants.

Having said that, I have also met young couples who are financially strong, who are unable to qualify for the Housing Grants due to income ceiling. These are the Buyers who would skip the "HDB as first flat" mindset and go for private from the go.

Most importantly, my advice for young couples would be to purchase something within your comfortable means for your first property. Property investment journey is a marathon, and not a 100-metre race. Financial prudence is crucial should you wish to avoid potential pitfalls and last long in the game. Ultimately, as a young couple, you do have age on your side.
