Hi,

We currently own HDB, MOP is complete.
We are thinking of upgrading to Condo. Both of us are SPR. Could you please let us know costs involved in Selling Current Unit and Buying new, i.e. Legal, Agent, stamp duties etc. Thanks.

Hi,

Sure SPR households need to sell away their hdb if they are buying private property. May I have more info about your current place so to estimate an indicative selling price? For the purchase side, total buyer stamp duties + legal fees of approx 8% will be incurred as its an SPR purchase. Purchase price depends on your location and size requirements. Your timelines and financials will need to be planned carefully so as not to move twice and transition will be smooth.

Good morning upgrader,

Since you have fulfilled your MOP, you are eligible to purchase private property but do take note that you will have to sell off your HDB within 6 months from purchase completion date.

For HDB sale:
1) resale submission fee $80
2) private legal fees $2500
3) professional commission at least 2% of sale price plus 7% GST etc

For condo purchase:
1) private legal fees $3000
2) stamp duties (estimated 3% buyer's stamp duty + 5% additional buyer's stamp duty as SPR)
3) professional commission if applicable
