Hi, We are SPR couple and would be interested to but a Condo in East. We have downpayment of 300k (including CPF). And looking for property around 1.1M. Just wanted to check on the BSD & ASBD payments. Can that be added to bank loan?

Hi,

Unfortunately no, the BSD and ABSD has to be paid by cash/CPF OA.

Using $1mil for just a simple illustration

Assuming Singaporean PR 1st residential purchase, typical breakdown for example $1mil purchase as follows, assuming max 75% home loan :

5% cash 50,000

20% cash/CPF OA 200,000

8% approx for stamp duties (bsd+absd) and legal fees 77,100 (can use CPF OA if sufficient)

Max 75% home loan
($750,000, 1.4% pa, 30 years, monthly mortgage $2553)

Home loan is not inclusive of BSD & ABSD. However, you may pay your BSD and ABSD with CPF fund.

HI,

Unfortunately, BSD and ABSD are not part of the housing value thus won't be able to be included in the loan portion.

If you are purchasing a new launch, then CPF is one of the option to use to pay for the stamp duty but resale won't be able to use.

It will be good if you can let me know more about your plan so we can discuss what is the best option for you.

Unfortunately we will not be eligible to take up loan for the various stamp duties involved, especially for ABSD where it is implemented as a property cooling measure to reduce the amount of speculative activities involved in real estate, therefore it will defeat its purpose if loan can be obtained for this reason.

Hi,

BSD and ABSD are stamp duties, and taxes are to be paid in full to IRAS for property purchases, and cannot be under loan installments.

Breakdown of a $1.1m purchase for SPR couple as follows:
5% Cash Downpayment = $55,000
20% CPF/Cash Downpayment = $220,000
BSD = $28,600
ABSD = $55,000
Legal conveyancing = $2,500 approx.

Max Loan eligible = $825,000.
Should you not be able to loan up to the max loan amount, you will have to top up the shortfall.
