Hi, we are looking to sell our HDB house in woodlands and hopefully buy a new home in Hougang. Woodlands house is a 5brm with proper 4bedroom. Currently tenanted.
We are looking at 4 to 5 bdrm house under 550k near Rosyth school. Do not want a corridor unit, must be near rosyth (1km), unblock view, no aftrnoon sun, near amenities.

Since your current place in Woodlands is tenanted, where are you currently putting up at? As your requirements of a 4/5 room unit under $550k and must be a non-corridor unit is relatively niche, this means there may not be a matching unit available in the market for you, thus your transition from sale to purchase maybe affected, since we cannot magically make an owner of a suitable unit to you sell their place as and when you are ready.

Do you have interim housing plans after the sale of your Woodlands flat? If you have, then I will definitely suggest to sell first, such that you will be ready to commit to your purchase when we come across a suitable unit, provided that your purchasing aspirations are realistic in terms of price point.

Thanks for sharing about your plan. Is the tenant ready to terminate the tenancy and move out with 3 months notice? Because that will determine how fast we can sell the existing Woodlands flat and whether we can use the sale proceeds to fund the next property.

For purchase, the HDB flats within 1km of Rosyth school are quite in demand, so to be within 550k, there may be options but it could be quite limited, and it is more likely a HDB 4-room with 3 bedrooms. If you wish to have all the good attributes, you may need to adjust the price range higher so to have more options.
