1) If you have a concern on potential capital appreciation, it will be good to weigh the pros and cons and check how was integrated development performed.
- Historical price trend of integrated developments
- Rental comparison to non-integrated developments (as you are looking to buy for own stay this might not be a concern for you, but it might be a concern for your future buyer when you decide to sell)
- Market perceived premium over non-integrated developments (Comparison of the average resale psf price for some of the recently completed integrated projects against all non-integrated)
2) If you are only looking at integrated development, it will be good to compare the price with others integrated under construction development
3) Comparison with other non-integrated development to see if it is worth to pay the premium
4) There are many other factors to consider in a property purchase as everyone have different/specific objectives

Whether or not Woodleigh Residences is "value-for-money" depends a lot on your family's needs. The premium dollars that you pay for the development is for the added convenience to you and your family throughout your stay there. So, one question you could probably ask yourself, is if you're willing to pay the premium for such conveniences?

If your answer is that you do not require the added conveniences Woodleigh Residence has to offer, then you could be better off looking at another development (perhaps closer to town?) which is better suited to your family needs and at the same time offers good potential upside.
