Hi,
We are looking at 4BR high floor >30 at Pinnacle Duxton. We went for a few viewings and was told that the COV is around 40-70k.
Please advise if this is correct. COV is slightly exceed our budget.
Will need an experienced agent to help us with the process as we are first time buyers.

Hi Mdm Tan, I would be most glad to assist you further. Perhaps you like to tell me why you are going for Pinnacle despite paying high COV and the very likelihood that you are not able to earn much or break even should you decide to sell in the near future. In fact, there are a couple of good location units like Redhill Road, Tanglin Halt and etc. They are less than 10 years old and just beside either Redill or Commonwealth MRT.

Hi Mdm Tan,

Looking at the recent high floor transactions at Pinnacle, the 4rm units are transacted at $850k to $930k with no COV. May I know what are the asking prices of the units you have seen, if the asking prices are much higher than the recent transacted prices then that could be the reason the COV will be high.

Not to worry. Let me assist further in your dream home purchase in Duxton. I had assisted my friend in getting his 38th floor 4rm flat there last year as well.

By the way, where do you obtain this information that the COV is $40k to $70k for units above #30?

Based on the recent transactions, almost all the units were transacted at valuation so you dont have to worry about paying COV. I will advise you along the way and let you know what should be the right offer.

Before we meet up, probably you can share your requirements with me so I will be in a better position to shortlist suitable units for both of you.
