Let's take something that isn't within your radar and do an analysis. Less popular areas like Choa Chu Kang are commanding around $15k to $20k at least. The property market is very strong now. It's a known fact that prices are sky high now.
There's a chance that you'll chance upon a unit that is letting go at below $20k but that depends on your luck actually. There could be units now that are available but the conditions may not be as good or the landlord could be desperate to let it go as soon as possible.
