Hi ,want to buy 4A HDB Apartment on simei st 4 ,on 11th floor ,2mins walk to MRT . Seller is asking the price $75000 on the top of valuation.How much on the top of valuation prices are asking now a days for such a apartments ?

Afternoon,

The asking COV is just a gauge where the seller are looking at for the sales of their unit. However, nothing will be valid if the potential buyer do not see the worth of the unit that they are interested in. I have sold unit in Simei at $65k plus value as the buyer deem it as move-in, without having to do any renovation. So what is your gauge for worthiness?

Hi Trups,

Asking COV is only a figure, it has not been finalised as the sale price yet. Normally seller will set a high asking price for the seller to negotiate down to the final price.

As this unit that you are keen is high and within distance to the MRT, thus COV asking is definitely going to be high. Oh well, it's up to you what's the reasonable COV to close this deal.

Do you have a capable salesperson to take care of your interests and assisting you in the negotiations? If you do, ask him to work hard for you if you are really keen in putting in an offer.
