Hi there,

My husband and me are SPR and we are planning to buy a condo/apartment, our cash on hand is around $40K and combine CPF is around $120K, is it enough to buy a condo with 2/3 bedroom in the market now?

Thanks.

Hi Apple,

Thinking of buying first property?

Bear in mind beside the purchase price, you still have to fork out the buyer's stamp duty of (3 x purchase price) - $5,400 and legal fees of $2800 to $3000.

With your CPF funds and cash on hand, you might not be able to get a dream resale unit at this point of time.

Have you ever thought of buying new launch?

Hi Apple, firstly are you looking at new launch or resale condo for own stay?
Are you also currently owning any housing loan. There are in fact many details we need to go into. I would be glad to sit down with you to understand better.

Hi Apple,

Calculate backward, you will need Cash upfont 5% + Stamp Duty (3% - $5,400), your $40K on hand will allow you to buy a condo at $500K. At this range, unable to find any 2 or 3-BRs unit. Suggest you accumulate more saving before committing.

Please feel free to drop me an email or call me directly for a non-obligation discussion, if you still have further questions.

Thank you & Best Regards
