If space is not that much of a priority, based on info shared, I think the 4-room in bedok will be a better choice because at any one point of time, generally the supply of newer flats in bedok is limited, whereas supply of newer 5-room in yishun is more. The chances of selling higher, in my opinion, will be better at bedok due to supply demand dynamics. You are looking at 80X series at chai chee area?

Hi,

1) You seem trying to determine which unit chosen has a higher value.
2) I'll share some facts for your consideration in terms of how to determine the value. The sequences below are from high to low:
(a) Mature vs Non-mature estate: Bedok is a mature estate whereas Yishun is defined as non-mature estate. Mature estate has a higher demand and land for future development are scarce.
(b) Distance away from MRT station: flat's distance to the MRT station within 500m is considered a higher value.
(c) Amenities: Proximity to foodcourt, coffeeshops, wet market, hawker center & supermarket are the main consideration for amenities. Distance should be within 500m.
(d) School: Only primary schools within 1 km should be considered. You may refer to the popularity of the schools to determine which flat gave a higher perception of value.

3) In terms of the above consideration, I would say that flats in the Bedok estate will be easier to sell in the future.
4) The growth of flats in Yishun will observe a higher growth but takes a longer time to sell in general.
5) Newer flats in general attract more viewing, but offer will be lesser due to affordability.
6) You should also consider your family size to determine whether will you be able to maintain a bigger unit if you only have a small family.
7) Renovation cost for a bigger unit is also a burden if your budget is tight. As such, a fully-furnished 4-rm flat will be more attractive to buyers than a bare 5-rm flat.

HDB lease will depreciate and therefore you should not be expecting to make a profit after 10 years since the lease will become shorter by then. Moreover, you will need t o factor in sunk costs such as renovation cost etc.

Dear sir/mdm,

Without due considerations for the intangible factors like near school, workplace, parents' place and etc, the likely choice will be in Bedok as what my fellow professionals have mentioned, given that it is a mature estate, there are little free land available for further developments while the demand for homes in this estate has been strong judging from new launches in the area.

While we are unable to project future prices, I have to say that prospects of selling for at least $800k in future 10 years down the road looks good for both units. While Yishun is considered a non-mature estate, there is good traction for new developments in the vicinity and neighbouring towns. With each land sale price hitting higher and higher, Yishun should see steady growth in terms of prices too.

Now, let's consider also the intangibles. The family and your lifestyle. This will differ greatly for the different locations and size of unit. How big is your family? Where are your support coming from for young children if you have any? This can make alot of difference to some but not a concern to others if the focus is purely on dollars and cents.
