Without due considerations for the intangible factors like near school, workplace, parents' place and etc, the likely choice will be in Bedok as what my fellow professionals have mentioned, given that it is a mature estate, there are little free land available for further developments while the demand for homes in this estate has been strong judging from new launches in the area.
While we are unable to project future prices, I have to say that prospects of selling for at least $800k in future 10 years down the road looks good for both units. While Yishun is considered a non-mature estate, there is good traction for new developments in the vicinity and neighbouring towns. With each land sale price hitting higher and higher, Yishun should see steady growth in terms of prices too.
Now, let's consider also the intangibles. The family and your lifestyle. This will differ greatly for the different locations and size of unit. How big is your family? Where are your support coming from for young children if you have any? This can make alot of difference to some but not a concern to others if the focus is purely on dollars and cents.
