Good evening Fredric,

In my opinion these are my takes on why EM are still commanding a large quantum.

1) due to its sheer size. if you divide price by its size, actually psf is quite reasonable.

2) most owners might not be first owners so if you ask them to let go cheap, they will suffer huge negative loss.

3) demand vs supply
supply is stagnant (cause hdb stopped building them) but demand might not be as high as before cause demographics and family size is growing smaller. statistics show that 4rm or maybe 5rm are much more receptive in the resale segment.

so you can buy one today but my question is will you make a loss if you wish to sell in future (taking into consideration your renovation cost etc)?

Will your future buyers be able to take up substantial loan or utilise cpf due to property age (rem govt introduced a regulation property must at least last buyer till they hit 95 years old)?

Do you intend to purchase an EM? care to share your concerns?

Buying a HDB unless BTO was never an investment in the first place. Trends since 2013 has shown that HDB flat depreciate in price over time. However not all buyers bought a flat from an investment point of view. For some buyers, they are more concern of whether the unit is large enough to provide a decent living condition especially those with large families. Some buyer after doing an extensive renovation for their houses are not willing to let go of their flat easily as it carries a sentimental value to them. Hi Frederick,

If you look at the historical price data of Executive Flats, you will realise that they are less price elastic as compared to other types of flats.

This is because the supply of these types of flats are limited and there is always a demand from this group of buyers who need the space and do not want to overstretched themselves to purchase a private property. However, in the long run, prices of EMs will still depreciate unfortunately so do HDB flats.

Hi Fredric,

For Exec Maisonette, in terms of supply, they are still relatively low in terms of all HDB dwelling stock. HDB no longer builds such spacious configurations as well, hence demand for such housing category is still strong, especially from young couples who like more space and want something different near their loved ones.

However, long term wise, as the balance lease of resale HDB comes into the spotlight again and with hdb introducing more policies to try to keep HDB as affordable as possible, hdb may no longer be a good store of value in the long run for wealth building or preservation.

If space is more important to you and you do not see yourself moving again, EM still provides a wonderful choice for a big family and their lifestyle. If building wealth through property is also a consideration, getting resale HDB may not be the best option. It will boil down to your priorities at the current phase of life and lifestyle priorities.

Although most older HDB resale flats will depreciate over time, there are some flats which may depreciate slower than the rest. You have to look into and study the demographics to understand more why are these flats prices holding up well.

I actually do know of some locations where the flats showed great resilience as compared to other similarly aged HDB flats.
